Our Specialty Inspections
Making an aggressive push in Wind Mitigation and FORTIFIED Roof — the two most financially impactful inspections available to Louisiana homeowners right now.
Wind Mitigation Inspections
A Wind Mitigation Inspection evaluates your home's specific construction features that determine how it performs in high winds and hurricane conditions — including roof covering, deck attachment, roof-to-wall connections, opening protection, and roof geometry. The resulting report, submitted to your insurance carrier, can deliver meaningful annual premium reductions for Louisiana homeowners who already pay some of the highest insurance rates in the nation. Marc Orgeron is a licensed Wind Mitigation Inspector (LSUCCC #U01072) serving all parishes throughout Greater New Orleans.
FORTIFIED Roof Evaluations
The FORTIFIED Roof program, administered by the Insurance Institute for Business and Home Safety, certifies that a roof has been built or retrofitted to meet enhanced hurricane resistance standards. For Louisiana homeowners, FORTIFIED certification delivers real insurance benefits and genuine storm protection. Both Marc Orgeron (Evaluator #E010867) and Sherrill Orgeron (Evaluator #E011157) hold individual Fortified Home Evaluator certifications — making 21st Century Home Inspections uniquely qualified to deliver this increasingly essential service throughout the Greater New Orleans area.
All Inspection Services
Every inspection from 21st Century Home Inspections, LLC evaluates all interior and exterior components and systems — including the roof, foundation, heating, cooling, ventilation, insulation, plumbing, structure, electrical, and the lot. Our reports are fully digital, include high-resolution images, and are written with the client in mind — honest, thorough, and never emotionally driven.
Pre-Purchase Inspections
The most common and one of the most important inspections we perform. Completed prior to purchase, a pre-purchase inspection gives the buyer a thorough, honest assessment of the home's condition — including any issues that may require negotiation, repair, or further evaluation before closing.
Pre-List Inspections
Completed prior to listing your home on the market, a pre-list inspection gives sellers insight into areas that may need repair or improvement — reducing surprises at closing, strengthening negotiating position, and demonstrating transparency to prospective buyers.
Four Point Inspections
A focused inspection covering the condition and age of the four systems most scrutinized by insurance carriers — HVAC, electrical wiring and panels, plumbing connections and fixtures, and the roof. Frequently required by insurers before issuing or renewing coverage on older homes throughout Louisiana.
New Construction Inspections
Identifying errors and omissions during the build process before they become permanent. Typical phase inspections include:
- Pre-Foundation — plumbing, foundation support, structural
- Pre-Drywall — prior to walls being closed in
- Pre-Closing — final inspection before closing
- Post-Closing — for those pushed to close early
- Home Warranty — completed in the 10th month of ownership
Commercial Property Inspections
We complete inspections on office, retail, industrial, warehouse, strip mall, and standalone commercial buildings — helping investors identify problems with the roof, plumbing, electrical, and other systems that may result in financial loss if left unaddressed.
Multi-Family Inspections
We inspect small and large apartment buildings, condo buildings, duplexes, triplexes, and fourplexes. Many multi-family rental dwellings of four or more units require inspection for code compliance — preserving property values, promoting community safety, and encouraging investment in upkeep and maintenance.
Investor Property Inspections
Recommended at least every two years for owners of rental properties or second homes. Regular inspections help rental property owners stay ahead of costly repairs, document maintenance, and budget accurately for replacement items before they become emergencies.
Structural Inspections
A focused evaluation of the foundation and supporting elements of the home — looking for cracks, shifts, compromised integrity, sagging, and conditions that are unsafe or may lead to future damage. A structural inspection determines whether repair is needed and provides direction for the plan of action.
Foundation Inspections
We look for evidence of pressures acting on the home's foundation — cracks, movement, spreading, shifting, and widening that must be monitored carefully. A foundation inspection determines whether your home's foundation needs repair and provides the plan of action and estimated cost for doing so.
Crawl Space Inspections
We complete thorough inspections of crawl spaces where access to electrical, plumbing, heating, ventilation, and AC systems are found — looking for anything that may cause future damage to the home including moisture intrusion, pest damage, and compromised structural components.
Electrical Inspections
We inspect electrical systems with age-related concerns in mind — including incorrect wiring, unnoticeable electrical current problems, unsafe wiring, corrosion, and the need for upgrading the electrical panel to accommodate the demands of today's homes and appliances.
HVAC Inspections
We evaluate filters, drainage clogs, function of heating and cooling modes, venting issues, clearance to combustibles, damage, electrical connections, and any restrictions preventing the system from working properly or safely.
Plumbing Inspections
We evaluate water supply, components, piping, pipe type, fixtures, vents, flashing, insect or animal intrusion, placement near electricity, clothes washer drains for sewer gas leakage, accessibility of water fixtures, and shut-off valves.
Roof Inspections
We evaluate roof construction, dormers and chimneys, flashing, surface materials, condition of materials, mortar and brick condition, proper placement of roof materials, rust, corrosion, gutters, and downspouts — giving buyers and sellers a clear picture of the roof's current condition and remaining life.
Wind Mitigation Inspections
We evaluate the appropriateness of a structure's construction in the event of strong winds such as a hurricane — covering roof covering, deck attachment, roof-to-wall connections, opening protections, and roof geometry. Homeowners throughout Louisiana submit this report to their insurance carriers to receive meaningful premium discounts.
